Is the Housing Market in the Recovery Stage Yet? That?s the million dollar question.

If you are an investor then perhaps you should pay attention to this statement. According to the National Association of Realtors ?the housing recovery is still ?unlikely? to take place until at least the year 2013.? That may not be what you wanted to hear especially if you are a seller or anticipating the need to sell in the next several months. But on the other hand if you are an investor this is your moment to shine. As Warren Buffet recently commented; ?when everyone is greedy, sell, when everyone is scared, buy.?

Also noted by 111 housing economists, there will be approximately 20,000,000 homeowners underwater this year alone. This is a direct result of home value losses. What does this mean when a homeowner is ?underwater?? The home that they are paying on or own is valued at far less than the amount that is still owed on the home.

How and why is the value of homes continuing to decline? The first and foremost reason is due to the number of foreclosures that are currently available and those that will eventually be coming on the market. There are a number of reasons for those foreclosures; of course one of those being the high rate of unemployment, the other is that people who had little to no down payment when they bought the home and also had a negative credit history are repeating old behaviors. They obviously should not have qualified to obtain a home mortgage in the first place.

There is another major issue facing purchasers and sellers as well. The current constrained mortgage credit situation is making it difficult for people to get loans to buy homes. When I say difficult, in light of the very lax requirements to obtain a loan say 4 to 8 years ago, I mean over the top difficult! This too causes a much longer time on market for many sellers with fewer qualified buyers available to purchase homes, thereby causing property values to decline as sellers become anxious and reduce their prices.

As an investor if you are in a position to obtain credit or if you have the cash there can be some extremely good deals in today?s marketplace. The foreclosure purchaser must be prepared however to deal with a whole new set of guidelines when it comes to buying this type of property. There are a multitude of documents in comparison to a normal ?resale? purchase and there are certain criteria depending on which entity actually took the property back. In some cases, for example, you must agree to owner occupy the property, other situations will give priority to owner occupants to make offers for the first week and then if nothing is accepted, the investors can begin making offers. Most of the properties are sold ?as is? with the asset company making certain that the buyer understands that clearly.

Achieving your goal of homeownership is a like a roadmap. There are some very important steps along the way to accomplish a positive and successful outcome.  One of the most vital steps is the initial visit with a lender.  There are several factors that the lender will explore regarding your credit history, your income and debt ratio as well as the presence of funds you may or may not have for a down payment. Once the lender acquires sufficient information to determine your eligibility for a mortgage he or she will give you a specific amount that you qualify to borrow. This amount along with your down payment will allow you to establish the price range that you will want to begin looking at.  It will also strengthen your negotiating power when you can present your offer on a home along with a pre-approval letter from your lender.

As a Realtor, there is nothing more disheartening than going through dozens of homes with potential buyers only to find out later that they cannot afford the price range of homes they were looking at.  Planning ahead and making sure you take the first important step in buying a home by going to see your lender will avoid those types of disappointments early on.  Once you have

looked at homes that are $20,000- $30,000 more than you can afford, it will be that much harder to find a house that will capture your interest after seeing ones in a much higher price range.

And why you ask?  Here are 5 good reasons:

1)      The buyer needs to feel like this could be ?their? home.  Seeing the owner in the home doing say, dishes, for example makes it feel like they are invading someone else?s home.

2)      Buyers want to look in closets, maybe check out the kitchen cabinets. If the owner is there this makes them less likely to do that and also to feel like they are being nosy.

3)      The buyers need to verbalize their concerns to their agent so that the agent can assist them in ideas to overcome their concerns.  For example, let?s say that the buyer comments on the laundry area being in the basement.  When the agent hears this she/he can make some suggestions like perhaps enclosing a back porch and making it the laundry room.

4)      At times the showing is where the agent gets to probe for more details from the buyer. Asking such questions as ?Are you currently renting and if so when are you planning to move??, or ?will you be needing the stove and refrigerator or do you already have those??  It?s part of building a relationship with the buyer.

5)      Buyers generally will spend more time looking at the home if the seller is not there. They become distracted when the seller is home during showings especially if the seller is taking over the showing details of the home.

Spring Selling Season Blooming in Perry County

Sellers start your engines!  This is your time to shine. Whether you think it?s a buyers market or a sellers market in Perry County, there is no better time to get your home on the market than spring time. Historically here in Perryville, the largest number of buyers are actively searching for homes in the months of March, April, May and June.

Inventory of homes will be at it?s highest during these spring months.  So how can you, as a seller, stand out among the sea of new listings? Here are some tips on how to outshine the competition:

1)    A good ?spring? cleaning.  Wash windows, clean the curtains and blinds. Get the carpets cleaned, organize those closets.  Sparkle is free and sparkle sells homes!

2)    Clean up that yard and trim back bushes. Get rid of those overgrown shrubs that block windows or pathways to the front door. A nicely manicured lawn draws those buyers to the inside to see the rest of the package. It?s called curb appeal.

3)    Declutter and Destress.  Pack away all those unnecessary items that cause buyers to feel overwhelmed.  Buyers want to see the house not your ?stuff?.  If need be, rent a storage unit for a short period of time.  It will be well worth the money by making your home sell so much quicker.

4)    Plant flowers, preferably yellow in color such as daffodils and tulips.  Yellow flowers stimulate buying urges. Arrange blooming flower pots near the entrance of the home. Vases of fresh flowers inside the home are also very appealing to buyers senses.

5)    Make those necessary repairs. Fix that leaky faucet, tighten those loose doorknobs, repair that cracked tile floor. Making all those small repairs will eliminate the buyers thoughts of a neglected home.

6)    It?s time to set the stage.  Home staging is what you do after you?ve cleaned, decluttered, painted and made those repairs. Staging is more than preparing the house for sale it?s all about dressing the house for sale. Staging makes your house look bigger, brighter, warmer and more inviting, best of all, it makes home buyers want to buy the home.
